2. IDX Data and Permitted Use

The property listing data (Content) displayed on this Service is provided by third-party Multiple Listing Services (MLS) via **Showcase IDX** ("IDX Data"). This data is proprietary and protected by copyright law.

1. Limited License: We grant you a limited, non-exclusive, non-transferable license to access and view the Content for your personal, non-commercial use only, related to potential real estate transactions.
2. Restrictions: You may not copy, reproduce, modify, distribute, or create derivative works of the IDX Data or any other Content on this Service for any commercial purpose without prior written permission.
3. Accuracy Disclaimer: IDX Data is deemed reliable but is not guaranteed and should be independently verified. We assume no responsibility for its accuracy.

3. User Accounts and Communication Consent (TCPA)

To use certain features (like saving properties or searches), you may register an account or submit a contact form.

1. Accuracy: You agree to provide current, complete, and accurate registration information.
2. TCPA/SMS Consent: By submitting your telephone number on any form, you provide your **express written consent** to receive recurring marketing and informational communications, including calls and SMS text messages, from the Company and its agents. These messages may be sent using an automatic telephone dialing system. **Consent is not required to purchase any property, goods, or services.** Standard message and data rates may apply. You may revoke consent at any time by replying "STOP" to any text message.
3. Data Management: You acknowledge that we use third-party Customer Relationship Management (CRM) tools, including **Follow Up Boss**, to store, track, and manage all your communication, lead data, and property preferences.

4. Prohibited Conduct

You agree not to use the Service for any purpose that is unlawful or prohibited by these Terms, including:

1. Violating any applicable federal, state, local, or international law or regulation.
2. Attempting to interfere with the proper working of the Service, including attempts to compromise security or circumvent limitations.
3. Using any automated means (spiders, robots, scrapers, etc.) to access the Service or collect Content without express written permission.
